Home Co – Richmond Traders
HomeCo, one of Melbourne’s early and most prominent build-to-rent specialists relocated their corporate office into Richmond Traders, one of their flagship developments at the corner of Bridge Road and Church Street. The move was both practical and symbolic: embedding their team within the asset itself and using the workplace as a statement of brand, confidence and intent.
The Challenge
HomeCo was a rapidly expanding business operating at the premium end of the market. They required a workplace that would support continued growth, position them as an employer of choice, reflect the quality and ambition of their developments and function as a space for internal teams and high-level external meetings.
A high-end architect had already been appointed, setting a strong design vision. The challenge was delivering that vision commercially, calmly and without compromise, under tight programme and budget constraints.
The project needed to be delivered within a live site that was still being commissioned, under a highly compressed timeframe and significant budget pressure against a premium design intent. Compounding these challenges was an irregular building geometry that required careful and considered spatial planning. The primary risk was not creativity, but execution.
The Solution
Agero was initially engaged to support delivery, bringing an architecturally fluent and commercially grounded mindset to the project. This enabled us to work seamlessly alongside the architect, protecting the design intent while applying disciplined value engineering. As trust grew, the engagement naturally evolved into a full design and construct model, providing HomeCo with greater clarity, speed and accountability throughout the project.
Our approach was underpinned by proactive reporting and transparent forecasting, alongside early identification of risks and the implementation of practical solutions. We leveraged a trusted panel of premium subcontractors and consultants, allowing the project to progress with confidence and quality. Once that confidence was established, the burden on the client was intentionally minimised, enabling them to remain focused on their core business.
The completed workplace is a refined, high-performing environment that functions as both a corporate headquarters and a brand showcase. It supports day to day operations, talent attraction, and investor engagement, delivering strong operational outcomes alongside meaningful intangible value. Most importantly, the project laid the foundation for a long-term relationship, with Agero continuing to work with HomeCo to build shared standards, capture lessons learned and deliver repeat success across future projects.
