A combined office and warehouse fitout, fully reversed - walls, mezzanines and finishes stripped back to base building condition for handback.

The Challenge

Most fitout projects are about building something new. This one was the opposite. Mettler Toledo needed to hand back its combined office and warehouse tenancy at 3/220 Turner Street in genuine make-good condition, which meant systematically undoing everything that had been added to the space over the years it had been occupied.

That scope ran deep: every internal office partition wall demolished, an entire mezzanine level removed from the warehouse along with its stairs and supporting walls, warehouse gantries and fencing taken down, kitchen tiling stripped out, and flooring and skirting made good throughout, all before a single coat of paint could go back on.

The Solution

Agero delivered the make-good as a full demolition-through-to-finish process rather than a series of disconnected trades. Internal walls and mezzanines came down first, followed by floor and skirting repairs, a warehouse floor scrub, and a complete repaint across both office and warehouse areas – returning the tenancy to the clean, base-building condition required for handback.
